Major reinstatement delivered around an occupied city-centre workplace.
A burst hot-water heater on the fifth floor caused extensive water damage to the office floors below. Eiken was appointed to carry out the resulting insurance reinstatement works across the first to fifth floors of 120 West Regent Street.
Tenants remained in occupation on every floor except the fourth. Careful phasing, close communication and the temporary relocation of tenants between floors were crucial to keeping the programme on track while maintaining a safe, operational building.

The existing occupied offices and shared circulation routes required careful planning before each phase could begin.



During the works
Strip-out and reinstatement progressed floor by floor, coordinated around tenant movements and continued building operation.

The reinstated offices were handed back as bright, practical workplaces with renewed finishes, services and staff facilities.
